Space Regeneration Project:
Cedar Hotel "Luchina" (Sochi) as a Precedent for Cross-Industry Cooperation and Wellness Architecture

1. Conceptual Introduction: Health Reserve and Wellness Architecture
The «Luchina» preventive wellness and fairytale design project was conceived as a unique Health Reserve — a space that organizes time and revives deep cultural traditions through harmony with nature.
Located within the national park in Sochi (Mamayka, Tenevoy Lane, 122A), this authentic Russian-style wellness complex was created as a benchmark model combining tradition, Russian banya, high-class service, and exclusive craftsmanship. Environmentally friendly Altai cedar forms the foundation of the architectural concept, with interiors developed by the finest cabinetmakers of the Krasnodar Region and professional artists who created themed paintings.
Today, in the era of multi-agent systems and digital transformation, we take this foundational wellness facility as the basis for a showcase module. The year-round cycle of preventive well-being operates on the principle of «preparing the sleigh in summer,» connecting the physical infrastructure of premium relaxation with the capabilities of artificial intelligence and open creative networking.
2. Architecture and Infrastructure: From Concept to Digital Prototype
The core idea of the project was to create a space where time stands still, allowing guests to immerse themselves in an atmosphere of authenticity and vitality restoration. The original project featured a large-scale infrastructure that now serves as an ideal building-block framework (LEGO) for our platform:
Accommodation: 11 unique chambers («Snegurochka», «Lel», «Morozko», «Bereginya», «Kotofey», «Sadko», «Kashchey», «Zhar-Ptitsa», «Kupala», «Zagadka»), the princely suite «Knyaz Gvidon», and a separate log cabin «Emelya».
Gastronomy: A 100-seat restaurant featuring Russian and Caucasian cuisine, centered on local farm produce and delicacies.
Infrastructure Zones and Gazebos: Spaces designed for privacy and practices — «Ladya», «Berloga Leshego», «Berloga Kikimory», «Izbushka Baby Yagi», «Drema» log cabins, «Dubrava» mini-SPA, and a School for seminars, workshops, and Slavic spiritual practices.
Banya Complex: Four bathhouses («Kudesnitsa», «Dobrynya», «Barynya», «Tsar-Banya») equipped with specialized stoves, natural spring water, Old Believer rituals, herbs, and plunge pools.
Following macroeconomic shifts and subsequent turbulence, the «Dariya» project entered a dormant phase, while the «Luchina» hotel continues its independent operation. However, the foundational concept of preventive wellness and mind-body harmony remains entirely relevant. The interactive WellnessMetro platform steps in as a digital orchestrator and integrator, restoring the property through fairytale modeling and modern technology.

3. Fairytale in Reality: Chronicles of Gorynych and the Team
Flight over Sochi
When the Galactic Council tasked Gorynych with helping the fairytale team develop the WellnessMetro space, he was awarded a medal of order and creation. Flying over Sochi, the green guardian spotted a majestic cedar mansion below. To avoid drawing unnecessary attention during the New Year holidays, he cleverly adorned himself with festive tinsel, pretending to be a fluffy Christmas tree, and entrusted his honorary medal to Grandfather Frost for safekeeping.
Messenger Swallows and the Postal Reform
On his way, Gorynych was joined by messenger swallows — a volunteer squad, the grandchildren of the very swallow that once rescued Thumbelina (a long-time friend of Metrosi). Since traditional snowman mailmen inevitably melt in warm regions, it was the nimble swallows that took over the year-round delivery of notes and letters, accidentally flying right into the WellnessMetro ecosystem.
Maiden Gossip and the Investigation
In a conversation with Grandfather Frost, Gorynych mentioned the mansion he had seen in Sochi. Grandfather Frost involved the snowflakes and Snegurochka in checking the details, and the threads led to a girl named Dariya — the mascot of the historical shareholder community, who is close friends with Snegurochka and Metrosi. Joining forces, the entire team teleported to the «Luchina» hotel, conducted an inventory of the space, and launched the processes for its digital revival.

4. Methodological Conclusion for the HoReCa Market
Regardless of an asset’s current legal or operational status in the offline environment, every such wellness project carries invaluable experience. We extract these «golden grains,» converting physical infrastructure into core elements of a global well-being multiverse.
5. Fairytale Bridge Between Two Parallel Worlds
The Quest of 17 Pencils and New Year Workshops: Have you heard the latest wonderful news from our fairytale forest? Don’t say later that the swift Magpie-Reporter didn’t bring it to you right on her tail!
While adults build regeneration plans, a fairytale bridge is being built between two parallel worlds. Straight from our SDG Navigator, having packed their little suitcases for the winter holidays (from November to January), 17 Colored Pencils are heading into the world of the New Year’s Fairytale — each responsible for its own Sustainable Development Goal!
Where are they bound? Directly to the «Luchina» cedar mansion! Together with the Brush-Squirrels and Messenger-Swallows, they are launching a network of Fairytale Workshops (for kids and adults):
Kids & New Year Workshops: creating magical postcards, coloring fairytale chambers, and helping Snowmen-Mailmen deliver heartfelt letters of kindness to everyone.
Eco-Tourism Workshop: designing sustainable development ideas, eco-friendly routes, and fairytale cells for guests.
Quest for Visionaries: Where exactly in «Luchina» did the pencils settle down? In the secret room of the little elves? Together with the snowmen? Or in Baba Yaga’s workshop? Submit your ideas for plot development and fairytale space design!
